How much does Public Notaries charge for their Title Services?

Title Services (transfer of property services) are done in Mexico by Public Notaries. The law says that all buy/sell contracts of property to be valid have to be done inside a deed by a Public Notary.
Notaries in Mexico usually charge for this services between 1.2 and 2% of the value of the operation recorded in their deeds. In San Miguel de Allende, the common percentage is 1.5% and it should include:
- The issue of the deed
- The cost of the valuation by a city approved valuator
- Government fees for recording deeds on the Public Registry
- Registration of transfer in the City Government and the Public Registry.
After covid, transfer of property services can last between 6 to 12 months. Before covid, it took about 2 to 3 months. The service doesn’t end until the deed is registered in the Public Registry.
